Terms and Conditions

1. Reservations

Reservations are secured and confirmed once the full deposit has been received and the funds cleared, this is normally $200 and will be deducted from the total cost of your rental.

Please note that deposit payments are non-refundable.

Dishonoured cheques may result in the initial reservation being postponed until new payment is received and funds have cleared.

All reservations are subject to availability and must be for a minimum of 2 nights, there is an additional charge to cover cleaning costs.

The person who signs the booking form is deemed the ‘Lead Name’. He or she must be over 21 years of age and is responsible for payment of the total reservation cost, including any amendments or cancellation charges that may be payable.

Please be aware that we do not accept reservations for single sex parties.


2. Payments

We can accept payment from one of the following methods:
Personal Checks (supported by a valid check guarantee card)
Building Society checks
Postal Orders
Bank transfers (details available on request)
Credit/Debit Cards (subject to 3.9% additional charge)

Dishonoured cheques may result in cancellation of your reservation.

Full payment must be received at least 8 weeks prior to departure.

Where a booking has been made less than 8 weeks prior to departure, full payment will be required without delay to confirm the reservation.


3. Rates

Current rates are charged per week and are listed with against property.

The property owner reserve the right to change these rates without notice.

Rates quoted at the time of enquiry will be honoured when the time from enquiry to firm booking is less than 4 weeks.

Rates quoted are per week and refer to rental of the villa only.


4. Arrival

Upon arrival you are required to make contact with the management company to provide a security deposit (credit card swipe).

Entry keys are obtained from the lockbox at the front door.


4. Included

All bed linen is provided, all towels are provided, although guests should bring their own towels for use around the pool.

We use the services of a local property management company, who are available 24/7 to answer any questions or offer assistance.


5. Optional Extras

The following optional extras are available on request:

Pool heating - recommended for cooler months, typically October to May.

Welcome packages - shopping provisions to save you time on arrival.


6. Recommendations

We strongly recommend that all guests are covered by holiday insurance from a reputable insurance company. We cannot be held responsible for any costs you may incur if you fail to arrange adequate cover.

If you are travelling from outside the US, ensure your passports have at least 6 months remaining on the date of arrival.

Book hire cars and flights in plenty of time, especially during peak holiday seasons.


7. Amendments or Cancellations

We will endevour to accommodate any reasonable request to change a confirmed booking. Please be aware that any charges incurred from the management company may be passed on to you for payment.

Any cancellation requests must be received in writing (by post or email), not by telephone.

Cancellation requests received at least 8 weeks prior to departure will forfeit all deposits, but will be entitled to a full refund of any monies paid over this amount.

Cancellation requests received between 8 and 6 weeks prior to departure will forfeit 25% of the total cost of the booking, including deposits.

Cancellation requests received between 6 and 4 weeks prior to departure will forfeit 50% of the total cost of the booking, including deposits.

Cancellation requests received less than 4 weeks prior to departure will forfeit the total cost of the booking.

Please note that reputable insurance companies will cover some or all of your costs if you need to cancel, and this is a good reason to arrange cover before making any reservation!


8. Arrival and Departure

We use the services of the property management company for cleaning and maintenance. They are your point of contact while you are a guest and are available during normal working hours to answer any questions or offer assistance. There is an emergency number to call should you experience a situation that requires their assistance out of working hours. The welcome folder (located in the kitchen) provides details on how to contact the management company.

Keys to the villa are obtained from the lockbox outside the front door, the code will be provided prior to your arrival. If you experience any problems entering the property you will need to contact the management company (details will be provided before your arrival).

A security deposit of $250 (subject to change) is payable by credit card to the property management company upon arrival. This deposit is returned in full once the property management company are satisfied that the villa and furnishings have been left in the same condition as they were found on arrival.

Please do not tamper with anything electrical in the property (Air Conditioning, Pool Heat, Door Alarms) if you have any issues, please contact the management company immediately as the cost to correct this will be passed on to you. It is Florida Law that the doors are alarmed to protect against children entering the pool area.

The villa should be vacated by 11:00 AM on the day of departure to allow the cleaners time to prepare the villa for the next guests. Keys should be place back inside the lockbox. If this is not possible they should be returned to the management company.

In the best interests of all our guests this is a non-smoking property.

We also regret that we cannot accommodate pets.
